Why New Mexico investors use a wholesale broker

Most national DSCR lenders underwrite New Mexico without hesitation — the state has no unusual licensing barrier for business-purpose investment loans, and major panel lenders operate here. The friction New Mexico investors actually hit is different: price points. Program minimums typically start at $100,000, and plenty of solid ABQ, Rio Rancho, and Las Cruces rentals sit near or below that line. The New Mexico market, honestly

The Albuquerque metro is the anchor: steady rental demand from UNM, Kirtland AFB, Sandia National Laboratories, and the film industry, with typical single-family price points that keep DSCR math workable — rents that cover payments are easier to find here than in coastal markets. Rio Rancho adds newer housing stock at similar economics. Santa Fe runs a different game: higher price points, strong short-term-rental demand, and city STR permitting rules that underwriters will ask about. Las Cruces offers the state's lowest entry points — which is exactly where the $100K program minimum becomes the binding constraint. If your deal sits below panel minimums, we'll say so up front instead of shopping a scenario that can't place.

Expect the standard ranges — 10–14 days for fix-and-flip and bridge on clean files, 21–30 days for DSCR rentals — with the usual caveat that appraisal turnaround is the long pole. Appraiser availability in the ABQ metro is generally good; rural properties and unique adobe or pueblo-style construction can add days to the appraisal and occasionally narrow the lender list, since some programs limit unusual property types. What if my property is worth less than the loan minimum?

Program minimums around $100K do exclude some lower-priced New Mexico properties. Options: a portfolio loan bundling several small rentals over the combined minimum, or financing after a value-add raises the basis. We'll tell you up front if a deal falls below panel minimums.
